The essentials

Four things worth understanding before signing.

  • Individual vs. joint leases

    With an individual (by-the-bed) lease, your student is usually responsible only for their own share. With a joint lease, every roommate can be responsible for the full rent. Ask which one it is before anyone signs.

  • Guarantors

    Many student properties require a guarantor — often a parent — who agrees to cover rent if the student doesn’t. Read what you’re guaranteeing: your student’s share, or the whole unit.

  • The real monthly cost

    Rent is only part of it. Budget for utilities, internet, parking, renter’s insurance, application fees, and a security deposit.

  • Choosing roommates

    The group matters more than the building. Encourage your student to talk through budgets, cleanliness, and guests before signing together.
