Purpose-built student properties typically begin pre-leasing for the next academic year in the fall — often ten or more months before move-in. In competitive markets, the most popular floor plans can fill by winter.
Timing varies widely by market and property, so treat any calendar as a starting point rather than a rule.
A reasonable timeline
- Early fall: decide on your group and budget
- Mid fall: shortlist and tour properties
- Late fall to winter: apply, arrange guarantors, and sign
- Summer: confirm move-in details and utilities
Signing early vs. waiting
Signing early can mean more choice of floor plans and, sometimes, early-lease incentives. Waiting can mean more flexibility if your plans are uncertain. The key is that your whole group is aligned on the same timeline.
