Why Cohort

Fewer one-off inquiries. More complete groups.

Students search for housing as a group, but most leasing funnels handle them one person at a time. Cohort works with the group from the start.

    Students who already intend to live together, with a shared budget, bedroom count, and move-in window.

  • Unit-sized leads

    A four-person group is a four-bedroom inquiry, not four separate individual leads your team has to match.

  • Earlier signal

    Groups form in the fall, before most pre-leasing peaks. Referrals can reach you while floor plans are still open.

  • Coordinated tours

    The group tours together with preferences already agreed, so fewer tours end in “I need to check with my roommates.”

The referral

What your leasing team receives.

Every introduction is a group that has already agreed on the basics. The group lead’s details are shared only after the group asks to be introduced to your property.

    Groups form around budget, timing, and practical needs. Cohort doesn’t collect or filter on protected characteristics, and we don’t steer groups toward or away from any property.

  • Consent-based sharing

    Student details go to a property only after the group asks to be introduced. We don’t sell student data.

  • You approve every listing

    We publish only the pricing, availability, and photos your team gives us or approves. We don’t scrape listings or estimate availability.

FAQ

Questions from property teams

How far along is Cohort?
Cohort is pre-launch. We’re opening student sign-ups at the University of Utah and recruiting our first partner properties now. We don’t have partner properties or published demand figures yet. When we do, we’ll report real, aggregated numbers instead of estimates.
What does it cost?
Pilot terms, including any fees, are agreed in writing before we send any referrals. Nothing is billed without a signed agreement.
Does Cohort sign leases, screen applicants, or act as a broker?
No. Cohort isn’t a landlord, property manager, broker, or guarantor. Applications, screening, and leases stay with your leasing team and your existing systems.
Do we need to integrate with our property management system?
Not for the pilot. We’ll agree on a delivery format your leasing team already works with, such as email introductions or a shared lead sheet. Any deeper integration would be scoped with you later.
Does this work for individual (by-the-bed) leases?
Yes. Groups tell us whether they want individual or joint leases, and we only match them to properties that offer that lease type. Each resident still applies and signs with you directly.
Who owns the lead data?
Once a group asks to be introduced and you receive their details, you can handle that lead under your own policies. Cohort keeps the group’s own profile, and students can ask us to delete it.
Which markets are you working in?
Salt Lake City, near the University of Utah, is our first and only active market. If you operate near another university, we’d still like to hear from you as we decide where to expand.
